Applications are accepted for existing residential 1-4 unit homes and non-warrantable and approved condos purchase or refinance $200,000 minimum, investor loans over $250,000,  Homestyle® renovation and 203k over $250,000.

Minimum credit score 600 for FHA purchase and refinance.  All others 640 minimum.

You may apply for a mortgage and request a rate lock two ways:

Click here: APPLY ONLINE -  or Call us for a 10 minute interview. Call us at (866) 577-7366 ext. 3. You will only need basic information (name, address, employment) to apply.
  1. We will then e-mail you a guaranteed Loan Estimate (LE) to approve, usually within an hour. If you approve it, we will send you a completed application to sign electronically and return to us with a couple clicks of the mouse, along with a checklist. You also may fax it to us toll free or upload into the secure customer center over the next few days.
  2. Once you accept the Loan Estimate, you may request a rate lock. This is typically done in writing via email if convenient for you.
  3. The above process typically takes 2 hours from Step 1 until Rate is Locked.
  4. An approval averages 1 hour after that.
  5. An Appraiser will contact you to schedule an inspection (unless you have a No Appraisal Streamline FHA refinance, or your approval allows for an appraisal waiver).
  6. In approximately three weeks, at your convenience, a notary comes to your home or office to close on refinances. If you have a Realtor® or an attorney we would typically close at their office.
  7. This does not constitute a loan commitment or rate lock.
